Commercial Building Inspections and Property Condition Assessments
Commercial Property Inspections for Fargo, Moorhead and Surrounding Areas
Commercial properties vary widely in size, use, and complexity. The level of assessment needed should reflect the property, the transaction, and the client’s objectives.
Nordic Inspections offers both Commercial Building Inspections and Property Condition Assessments to help buyers, investors, owners, property managers, and other commercial real estate clients understand a property’s physical condition. We will help you select the service that fits your building and due diligence needs.
Two Commercial Inspection Options
Commercial Building Inspection
A Practical Detailed Evaluation of the Building’s Physical Condition
A Nordic Commercial Building Inspection is a visual evaluation of the readily accessible systems and components of a commercial property. It focuses on significant observed deficiencies, safety concerns, maintenance issues, and conditions that may warrant repair or additional evaluation.
Depending on the property and agreed scope, we evaluate major components such as the site, structure, roofing, exterior, electrical, plumbing, HVAC, and interior areas. The client receives a detailed report with photographs, observations, and practical recommendations.
This service may be appropriate when you:
- Are buying, leasing, owning, or managing a commercial building
- Primarily want to understand its current physical condition
- Need significant observed deficiencies and concerns identified
- Want a detailed inspection report without the broader due diligence process of a PCA
Property Condition Assessment
Comprehensive Commercial Real Estate Due Diligence
A Property Condition Assessment provides a broader and more structured evaluation for commercial real estate due diligence. Nordic Inspections performs PCAs based on the applicable procedures of ASTM E2018-24, Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process.
A PCA combines the property walk-through with review of available documentation and information from individuals knowledgeable about the property’s history, operation, maintenance, repairs, and major systems. Findings are documented in a Property Condition Report and may include preliminary Opinions of Costs for qualifying material physical deficiencies.
This service may be appropriate when you:
- Are acquiring or investing in commercial real estate
- Need property records, maintenance history, and knowledgeable-party information considered
- Want material physical deficiencies identified and prioritized
- Need preliminary Opinions of Costs or a PCA required by a lender, investor, organization, or transaction
Commercial Building Inspection Compared With a PCA
Both services evaluate the property’s physical condition. The primary difference is the level of due diligence performed beyond the physical inspection.
