Our goal is to provide clarity while we are still on the property, so you can ask questions and fully understand the home in real time. Whether you are a first-time buyer or have owned homes before, we adjust the conversation to meet you where you are.

During our inspection, we will use a professional-grade moisture meter to detect potential leaks or water intrusion. We will scan any areas of concern, and, when appropriate, test the floor along the foundation in below-grade spaces.

If you are concerned about mold, have noticed musty odors, or have a sensitivity or allergy to mold, air testing can provide additional insight into the indoor environment. Mold air testing involves collecting air samples from inside the home to evaluate the presence and concentration of airborne mold spores. These samples are analyzed by a laboratory to identify mold types and compare indoor levels to normal outdoor conditions.

A sewer line inspection uses a specialized camera to evaluate the condition of the main sewer line from the home to the street. This allows us to identify blockages, root intrusion, cracks, or deterioration that are not visible during a standard inspection. These types of issues can restrict flow and, in some cases, lead to sewer backup into the home.

Sewer line issues are common in our area and can lead to costly repairs if not identified early. In some cases, repairs or replacement can involve excavation and significant expense. Having this inspection completed before closing helps you better understand the condition of the system and avoid unexpected costs after you move in.

For homes with a septic system, typically located outside of city limits, this inspection includes only the sewer line from the home to the septic tank. The septic tank itself is not included in this service.

A radon test measures the level of radon gas inside a home to assess potential health risk. Radon is a naturally occurring gas that cannot be seen or smelled and is the second leading cause of lung cancer in the United States.

In North Dakota and Minnesota, elevated radon levels are very common due to soil conditions and climate. Based on regional data and our own testing experience, it is common for 60 to 70 percent of homes in our area to have radon levels above the EPA action level of 4.0 pCi per L. Even newer homes or well maintained homes can have elevated levels. The only way to know the level in a specific home is to test.

The test involves placing professional grade monitors in the home for a controlled period to measure radon levels under normal living conditions. This provides a clear and reliable snapshot of the home’s radon exposure.

For properties within our local service area, Post Purchase Support may also include a return visit at no additional cost when an area could not be inspected during the original inspection because it was inaccessible. This does not apply to seasonal limitations, including snow covered roofs or systems that could not be operated because of weather conditions.

If Nordic Inspections determines that a radon test is invalid because of severe weather, interrupted closed building conditions, or someone opening windows or exterior doors during the test, we will conduct a retest at no additional cost.

We offer an option to pay at closing through our inspection platform. This allows you to complete the inspection without upfront payment, with the fee due at closing. To use this option, the closing date must be within 60 days of the inspection date.

The inspection fee is typically not included in the mortgage, but it may be paid using available closing funds, such as buyer credits or seller contributions, if applicable.

This option is coordinated with your agent and lender and depends on the details of your transaction.
