Radon System Troubleshooting Guide

"*" indicates required fields

This field is for validation purposes and should be left unchanged.

Something wrong with your radon system? Answer a few quick questions. We’ll tell you what it means and what to do. Most issues can be solved in a few minutes, and you’ll only need to give us your contact info if we need to come out.

Your warranty at a glance

  • 5 years on materials and workmanship from your installation date.
  • Radon fan: 5 years. If it fails, we replace it at no charge.
  • Radon level: guaranteed below 4.0 pCi/L, as long as no significant changes have been made to the home.
  • The warranty transfers to a new owner.
  • Not covered: tripped breakers or switches turned off, damage by others, changes to the home or system, sump pump problems, alarm batteries, normal wear on caulking.
  • Your part: keep the fan running, check the manometer monthly, and retest radon every 2 years.
  • If a service visit finds a non-warranty issue, a $125 service call fee applies.
What are you noticing?*
Where is the sound or light coming from?

NOT A RADON SYSTEM ISSUE

This is your sump pump’s battery backup alarm, not the radon system. It usually means the backup battery is low or the sump pump needs attention. Please call a plumber. Sump pumps are the homeowner’s responsibility.

NOT A RADON SYSTEM ISSUE

A chirping smoke or CO detector usually needs a new battery. This isn’t part of your radon system.

Your radon alarm (RadonAway RSA1) is a small box mounted on or right next to the radon pipe, connected to the pipe by a thin tube. Sump pump backup alarms sit by the sump pump or a battery box. Smoke and CO detectors are on the ceiling or wall.

What does the radon alarm show?
Tip: Press Hush briefly to silence the alarm. Holding it 5+ seconds changes the delay setting.

NORMAL

Your system is working. The green light blinks 3 times about once a minute when the alarm senses suction.

NOT COVERED – TRY THIS

The alarm’s own battery is low. Replace the battery (see the label on the alarm). This is not a problem with the fan.

Did that fix it?

SUBMIT – LIKELY WARRANTY

Please fill in your contact info below and we’ll contact you.

TRY THIS

Press the Test button. If it beeps and all 4 lights come on, the alarm works.

What happened?

NORMAL

The alarm is working. In normal use it only gives a short green blink about once a minute, which is easy to miss.

TRY THIS

Replace the battery and press Test again.

Did that fix it?

SUBMIT – LIKELY WARRANTY

Please fill in your contact info below and we’ll contact you.

The alarm is sensing low or no suction in the radon pipe. Let’s find out why.

What do you see in the manometer?

NORMAL

That’s exactly how it should look – it means the fan is pulling air from under your home. (Even liquid = problem. Uneven = working.)

SUBMIT – $125 FEE MAY APPLY

Damage to the system isn’t covered by the warranty, but we can repair it. This is usually not covered by the warranty. If you’d like us to come out, a $125 service call fee may apply. Fill in your contact info below.

Radon fans are mounted outside the living space and are designed to be very quiet. The manometer is the best way to tell if it’s working.

Look at the manometer. Is the liquid higher on one side?

NORMAL

Your fan is working.

What do you hear?

NOT A RADON SYSTEM ISSUE

This usually means water is building up in the drain tile or sump and the fan is pulling against it. Check that your sump pump is running. Sump pumps are the homeowner’s responsibility.

TRY THIS

Make sure nothing is touching, hanging on or leaning against the radon pipe, and that it isn’t resting against a wall or duct.

Did that fix it?

SUBMIT – LIKELY WARRANTY

Please fill in your contact info below and we’ll contact you.

TRY THIS

This often happens after sump pump work, when the lid’s seal gets disturbed. Check that the lid is seated and the seal isn’t damaged.

Did that fix it?

SUBMIT – $125 FEE MAY APPLY

If the lid was opened or changed by someone else, the repair isn’t covered. This is usually not covered by the warranty. If you’d like us to come out, a $125 service call fee may apply. Fill in your contact info below.

SUBMIT – LIKELY WARRANTY

This can be a sign of fan wear. Your fan is covered for 5 years. Please fill in your contact info below and we’ll contact you.

Look through the viewing port on the sump lid. Is the water high in the pit?

NOT A RADON SYSTEM ISSUE

When the water in the pit gets high, the radon fan pulls air through the water and it gurgles. That means the sump pump isn’t keeping up or isn’t working. Check your sump pump or call a plumber.

SUBMIT – LIKELY WARRANTY

Please fill in your contact info below and we’ll contact you.

What do you see?

TRY THIS

Gently clear the snow by hand or with a broom. Never use a shovel or snowblower near the fan or pipe.

Did that fix it?

SUBMIT – LIKELY WARRANTY

Please fill in your contact info below and we’ll contact you.

NORMAL

Some ice from condensation is normal in cold weather.

Is the fan completely covered in ice?

SUBMIT – LIKELY WARRANTY

Please fill in your contact info below and we’ll contact you.

NORMAL

Small amounts of condensation running back down inside the pipe are normal.

SUBMIT – LIKELY WARRANTY

Please fill in your contact info below and we’ll contact you.

NOT A RADON SYSTEM ISSUE

This is a sump pump or drainage problem. Please call a plumber right away.

Please enter a number greater than or equal to 0.
Enter the number from your test report, for example 5.2
Type of test

NORMAL

Good news: your result is below the EPA action level of 4.0 pCi/L, so your system is doing its job. Radon goes up and down from day to day and by season. We recommend retesting every 2 years.

During the test, did the manometer show one side higher than the other?

NOT COVERED – TRY THIS

It looks like the fan wasn’t running during the test. Do the Power check below, then retest. You can retest yourself, or we can do a professional retest for a fee.

Were windows and doors kept closed for 12 hours before and during the test?

TRY THIS

Open windows and doors change radon readings. Retest with the house closed up, at least 48 hours, in the lowest lived-in level, away from the sump, kitchen and bathrooms. Tests in winter often read higher.

Did your retest come back under 4.0?

NORMAL

Good news: your retest is below the EPA action level of 4.0 pCi/L, so your system is doing its job. We recommend retesting every 2 years.

Since your system was installed, have any of these happened?

SUBMIT – $125 FEE MAY APPLY

Changes to the home can affect how the system works and aren’t covered by the warranty. We can come take a look. This is usually not covered by the warranty. If you’d like us to come out, a $125 service call fee may apply. Fill in your contact info below.

SUBMIT – LIKELY WARRANTY

Your system is guaranteed to keep radon below 4.0 pCi/L. We’ll come take a look. Please fill in your contact info below and we’ll contact you.

Accepted file types: pdf, jpg, jpeg, png, heic, gif, Max. file size: 8 MB.

SUBMIT

Please tell us what’s going on in the box below and fill in your contact info. We’ll contact you.

First, find the small clear tube that runs from the manometer into the radon pipe. Is the end pushed into the pipe?
The tube goes into a small hole in the radon pipe. If it has slipped out, or is just resting against the pipe, the manometer will read even – even when the fan is running fine.

TRY THIS

Wait a minute, then look at the manometer again.

Check the manometer. Is one side higher now?

NORMAL

Your system is working. The tube had slipped out, so the manometer couldn’t read the suction.

Does your radon fan have a power switch, and is it ON? If there is one, it's usually on the outside wall or in the attic, right next to the fan. Not every system has a switch.

TRY THIS

Wait 5 minutes, then look at the manometer.

Check your breaker panel and any GFCI outlet (an outlet with Test/Reset buttons) the fan or alarm is plugged into. Was anything tripped?
Did it trip again?

SUBMIT – LIKELY WARRANTY

A breaker that keeps tripping can mean an electrical problem with the fan. Please fill in your contact info below and we’ll contact you.

Now look at the manometer (the U-shaped tube on the radon pipe). Is the liquid higher on one side than the other?

NORMAL

Your system is running again. If the alarm was going off, it will reset on its own. Press Hush once to silence it.

Is it extremely cold outside, or is there ice or snow at the top of the radon pipe?
Can you hear the radon fan running, or feel it vibrating when you touch it? Only check if you can get to it safely – many fans are outside, but some are in the attic.

SUBMIT – LIKELY WARRANTY

The manometer shows no suction, so your fan may have stopped working. Radon fans are covered for 5 years. Please fill in your contact info below and we’ll contact you.

SUBMIT – LIKELY WARRANTY

The fan is running but the manometer shows no suction. There may be a blockage or a loose pipe. Please fill in your contact info below and we’ll contact you.

TRY THIS – NORMAL IN COLD WEATHER

In extreme cold, moisture in the pipe can freeze at the top and block it. This is normal for radon systems in our climate during cold stretches. It isn’t a defect, there’s nothing to repair, and it isn’t covered by the warranty. Don’t hit or chip at the pipe – plastic pipe breaks easily in the cold. Near the fan there’s an ice trap with a cleanout cap. Remove the cap so the system vents at ground level until the ice melts, then put the cap back on.

Check the manometer. Is one side higher now?

NORMAL

Your system is venting again. Remember to put the cleanout cap back on once the ice has melted.

NORMAL IN COLD WEATHER – NOT A WARRANTY ISSUE

That’s expected while the top of the pipe is frozen. It will clear on its own once temperatures rise. Leave the cleanout cap off until then, and check the manometer again after it warms up. A service visit can’t fix frozen exhaust, so there’s no need to submit anything.

Is the small clear tube still attached at both ends – to the manometer, and pushed into the hole in the radon pipe?

TRY THIS

Push the tube back on firmly, then check the liquid again.

Did that fix it?

SUBMIT – LIKELY WARRANTY

Please fill in your contact info below and we’ll contact you.

SUBMIT – $125 FEE MAY APPLY

The liquid can slowly evaporate over the years. Refilling it is maintenance, not a warranty repair. This is usually not covered by the warranty. If you’d like us to come out, a $125 service call fee may apply. Fill in your contact info below.

Great – no need to submit anything.

    Moisture Scanning

During our inspection, we will use a professional-grade moisture meter to detect potential leaks or water intrusion. We will scan any areas of concern, and, when appropriate, test the floor along the foundation in below-grade spaces.

    Mold Visual Inspection

With extensive expertise in mold—including the conditions in which it thrives and where it commonly appears—we recognize how significantly mold can affect a family’s health. During our inspections, we prioritize identifying any visible mold and documenting those findings in our reports. This approach sets us apart from much of the industry, where home inspectors typically follow Standards of Practice that do not mandate formal mold identification.

    On-site Client Consultation

After completing the inspection, we will take the time to review our findings with you in detail, guiding you through the report on a tablet. During this consultation, we will address any questions you may have. Our goal is to ensure you fully understand the home’s condition by the end of our discussion.
