Nordic Homeowner Inspection
Find out what you really bought. A Nordic Homeowner Inspection is a full, top-to-bottom inspection of the home you already live in, with a clear report on what needs attention now and what can wait.
Plenty of Fargo–Moorhead homeowners bought without an inspection. Maybe the market was competitive and waiving it made the offer stronger. Maybe the house looked fine, or the timing was tight. Either way, you’ve been living with whatever the last owner left behind, and you don’t know what that is yet.
Most of what we find isn’t visible from the living room. It’s in the attic, behind the electrical panel cover, on the roof and around the foundation. And some of it is the previous owner’s handiwork. A few real finds from Nordic inspections:

An aluminum pie tin sealed over a chimney flue with roofing cement.

A license plate screwed down over damaged shingles.
(That’s the back of a license plate.)

Overheated, melted wire insulation hidden behind the electrical panel cover.
The same thorough inspection we do for buyers, done for you as the owner.
Roof covering, flashing, vents, attic insulation, ventilation and signs of leaks or ice dams.
Siding, grading, gutters, downspouts and how water moves away from the house.
Visible foundation walls, floor framing, cracking, movement and moisture.
Service panel inspected inside, wiring, outlets, GFCI and AFCI protection, and safety concerns.
Furnace or boiler, air conditioning, venting, combustion safety and HRV or ERV systems.
Supply and drain lines, fixtures, water heater, and signs of leaks.
Sump pump and discharge, moisture readings, and visible mold concerns.
Walls, ceilings, floors, windows, doors, stairs and visible safety items.
Visible fireplace, chimney and flue components, including what’s been done to them.
Your inspector explains what they found while you’re in the house together, so nothing is left to guesswork.
Every finding has photos and plain-language explanations, written for a homeowner, not a contractor.
Findings are organized by what to address now, what to plan and budget for, what to monitor and what’s routine maintenance.
Some things can’t be seen in a standard inspection. Add any of these to the same visit:
Fargo–Moorhead has some of the highest radon levels in the country. A test is the only way to know your level.
A camera scope of the main sewer line to check for roots, cracks, sags and older pipe materials.
Measured floor elevations that show how much the foundation has moved, and a baseline to compare against later.
Lab-analyzed air samples when there are signs of moisture, odors or health concerns.
Both are for people who already own their home. Here’s the difference:
| Homeowner Inspection | Fall Home Checkup | |
|---|---|---|
| Best for | Owners who never had the home inspected, or want a complete, current picture | Owners who want a seasonal look at the areas that matter most before winter |
| Scope | Full top-to-bottom inspection | Focused visual checkup of key systems |
| Time on site | Typically 1.5 to 2.5 hours | About 60 to 90 minutes |
| Report | Full photo report with prioritized findings | Photo report focused on winter readiness |

Yes. It’s the same thorough, top-to-bottom inspection we do for home buyers. The difference is who it’s for: you already own the home, so the report helps you plan repairs and maintenance instead of negotiating a purchase.
Often more so. Homes change over time, systems age, and small problems grow. An inspection gives you a current picture of the whole house and a plan for what to tackle first.
Most Homeowner Inspections take between 1.5 and 2.5 hours, depending on the size and age of the home and any services you add.
Pricing depends on the home’s size, age and location, and on any added services. We’ll confirm your price when you schedule.
We encourage it. Being there lets your inspector walk you through the findings in person and answer your questions on the spot.
