At Nordic Home Inspection, we take pride in delivering exceptional inspection services. After the inspection is completed,we will provide you with a detailed inspection report about the condition of your property.
After the inspection, we take time to walk through the findings with you on-site. This is one of the most valuable parts of the process and gives you a clear understanding of the home. We will review the report together using our tablet, explain the conditions we observed, and walk you through photos from the inspection. This allows you to see what we are seeing and understand how it all fits together. We do not rush this step or ask you to wait for the report later.
Our goal is to provide clarity while we are still on the property, so you can ask questions and fully understand the home in real time. Whether you are a first-time buyer or have owned homes before, we adjust the conversation to meet you where you are.
During our inspection, we will use a professional-grade moisture meter to detect potential leaks or water intrusion. We will scan any areas of concern, and, when appropriate, test the floor along the foundation in below-grade spaces.
With extensive expertise in mold—including the conditions in which it thrives and where it commonly appears—we recognize how significantly mold can affect a family’s health. During our inspections, we prioritize identifying any visible mold and documenting those findings in our reports. This approach sets us apart from much of the industry, where home inspectors typically follow Standards of Practice that do not mandate formal mold identification.
After completing the inspection, we will take the time to review our findings with you in detail, guiding you through the report on a tablet. Our support to you does not end on the inspection day. Even after you have closed and moved into the home, we will be there for you answering questions about the inspection report, providing clarification on identified issues and offering recommendations for repairs or maintenance.
If you attend the inspection, we will go through the entire report with you using a tablet on-site as soon as the inspection is completed. During this consultation, we will explain what we found and answer any questions you may have. This consultation does not end until all your questions are answered.
We use moisture meters to measure the moisture levels in building materials, helping to detect water damage, leaks, and potential mold growth that may not be visible. We will scan any suspect surface in addition to the finished floors in the basement along the foundation walls, to pinpoint potential exterior seepage.
We use infrared cameras to detect temperature differences within a home, which can help identify conditions that are not visible during a standard inspection. This includes areas of moisture intrusion, insulation gaps, air leakage, and potential electrical concerns.

If you have concerns about the foundation, uneven floors, or signs of structural movement, a foundation elevation survey can provide more clarity. This service measures small changes in the height of a home’s foundation to identify movement such as settling, heaving, or shifting. This is done using specialized equipment to create a detailed map of the foundation’s elevation.
In our area, soil conditions and seasonal moisture changes can contribute to foundation movement over time. These changes are not always visible during a standard inspection but can affect the structure, interior finishes, and overall performance of the home.
This survey provides a more precise understanding of how level the foundation is and whether movement may be occurring. It can be especially helpful when there are signs of cracking, uneven floors, or prior repairs. It also gives you objective data that can help you better evaluate any repair recommendations and make more informed decisions.
This service is performed in addition to the visual foundation inspection included with all of our building inspections and offers a higher level of detail to support informed decision making.

If you are concerned about mold, have noticed musty odors, or have a sensitivity or allergy to mold, air testing can provide additional insight into the indoor environment. Mold air testing involves collecting air samples from inside the home to evaluate the presence and concentration of airborne mold spores. These samples are analyzed by a laboratory to identify mold types and compare indoor levels to normal outdoor conditions.
Mold is naturally present in the environment, but elevated levels indoors can indicate an underlying moisture issue. In many cases, mold growth is hidden behind walls, under flooring, or in areas that are not visible during a standard inspection. Air testing can help identify these conditions when there is a specific concern.
Test results are typically available the next business day, allowing you to make timely decisions during your inspection period.

A sewer line inspection uses a specialized camera to evaluate the condition of the main sewer line from the home to the street. This allows us to identify blockages, root intrusion, cracks, or deterioration that are not visible during a standard inspection. These types of issues can restrict flow and, in some cases, lead to sewer backup into the home.
Sewer line issues are common in our area and can lead to costly repairs if not identified early. In some cases, repairs or replacement can involve excavation and significant expense. Having this inspection completed before closing helps you better understand the condition of the system and avoid unexpected costs after you move in.
For homes with a septic system, typically located outside of city limits, this inspection includes only the sewer line from the home to the septic tank. The septic tank itself is not included in this service.

A radon test measures the level of radon gas inside a home to assess potential health risk. Radon is a naturally occurring gas that cannot be seen or smelled and is the second leading cause of lung cancer in the United States.
In North Dakota and Minnesota, elevated radon levels are very common due to soil conditions and climate. Based on regional data and our own testing experience, it is common for 60 to 70 percent of homes in our area to have radon levels above the EPA action level of 4.0 pCi per L. Even newer homes or well maintained homes can have elevated levels. The only way to know the level in a specific home is to test.
The test involves placing professional grade monitors in the home for a controlled period to measure radon levels under normal living conditions. This provides a clear and reliable snapshot of the home’s radon exposure.
Understanding radon levels before closing allows you to make informed decisions and plan next steps if needed. Radon mitigation is a proven and effective solution that can significantly reduce levels and improve indoor air quality.

A non-invasive visual assessment of accessible areas to identify signs of potential mold growth or conditions that may support it. While mold is typically outside the scope of a standard home inspection, we take a more intentional approach due to how important these concerns can be.
We cannot see inside walls or concealed spaces, but we focus on areas where mold is most likely to develop based on moisture patterns and building conditions, using our experience to carefully evaluate those locations.
You receive a clear, detailed inspection report the same day as your inspection. While many companies deliver reports later, we prioritize speed and clarity so you can review findings quickly and keep your transaction moving without unnecessary delays.
We remain available after purchase to answer questions and provide guidance as you move into and maintain your home. If you are within our local service area, this may also include returning to the property at no additional cost if certain areas could not be inspected at the time due to access limitations. (This does not apply to seasonal limitations such as snow-covered roofs or systems that cannot be operated during winter conditions).
We offer an option to pay at closing through our inspection platform. This allows you to complete the inspection without upfront payment, with the fee due at closing. To use this option, the closing date must be within 60 days of the inspection date.
The inspection fee is typically not included in the mortgage, but it may be paid using available closing funds, such as buyer credits or seller contributions, if applicable. A $50 administrative fee is added to the inspection cost for this service.
This option is coordinated with your agent and lender and depends on the details of your transaction.
